The imposing and spacious farmhouse is located in Pratovecchio, hamlet Casalino (approx. 30 inhabitants, 4 km from the village centre). The imposing villa is surrounded by a private garden with tall trees, bordering on the National Park of the Casentino Forests.

The cosy, independent villa has a total of thirteen bedrooms and 10 bathrooms and is rented out for exclusive use. For a booking of up to 22 people, guests have three floors with 400 square metres of living space at their disposal, with a total of eleven rooms highlighted in orange on the published map (nine rooms with private bathroom, dining room and living room). Structure of the farmhouse: the main entrance leads to a stone staircase. Here is a bedroom with a double bed and private bathroom also on the same floor small kitchen overlooking the terrace highlighted with the green colour of the published map. Halfway up the stairs is the rear exit, which leads via a small bridge to the garden with the swimming pool. On the upper floors (1st and 2nd floors) there is a 55-square-metre dining room with five tables (seating 40), satellite TV, a kitchenette (five-burner stove, oven, freezer, professional dishwasher and coffee machine) and four bedrooms with double beds (or twin beds) with en-suite bathrooms. In the mansard on the second floor there is a living room, a bathroom with shower and four bedrooms, each with a private bathroom with shower. Four extra beds can be added for a total of 22 beds. In addition, it is possible to book an extra floor (approx. 150 m²) on the ground floor of the villa for an extra charge (payable on arrival) (blue area in the exhibition). There are two living rooms, a professional kitchen (four-burner cooker, oven, dishwasher, worktops, refrigerator, freezer, sink), a dining room for 40-50 persons, two toilets and an ante-bathroom with cupboard and washbasin. The washing machine is only accessible from the outside. The villa has gas heating.

Behind the villa is a fenced garden of 1300 sqm and a paved courtyard of 100 sqm with tables, benches and a barbecue that can be illuminated at night. There is also a swimming pool (11.5 x 5.5 m, open in high and mid season) and a sun terrace equipped with sun loungers and parasols. From here you can enjoy an enchanting view over the roofs of the village and the hilly landscape. There is parking on the road outside the property.

During the renovation of the villa in 2003, the decorations on the walls, the wood-beamed ceilings and the terracotta floors (some of which are still the original antique floors) were restored to their former glory. The villa is partially furnished with antiques. Single beds can be joined to form double beds. Bread can be delivered on request (Monday, Wednesday, Friday, price depends on local order). A surprise awaits guests every week. The villa is ideal for family reunions, reunions of friends or clubs, courses (painting, music, yoga, etc.), sports clubs and much more. It is also the perfect backdrop for weddings, as Casalino has a church where religious weddings can be celebrated and Poppi has a beautiful medieval castle where civil weddings can be held. In the event that wedding celebrations cannot be held outdoors due to bad weather, it is possible to use the premises in the basement (blue area in exposé).

The villa is located next to a park with marked bicycle paths. The Adriatic coast is about a 90-minute drive away, the Tyrrhenian Sea a two-hour drive. You can also swim in the lake 1.5 km from the centre of Pratovecchio Stia in the Arno River. The village of Pratovecchio is about 4 km away. Excursions can be made to the Poppi Zoo, the Verna Sanctuary, the Camaldoli Hermitage and the Casentino Forest National Park. Florence and Arezzo are a 50-minute drive away, Siena 80 minutes. From Arezzo you can reach Rome by express train in only 1 hour and 5 minutes, so day trips are also possible. There is a small emporium in Casalino that also has snacks and internet access.
