As it is illuminated, it is ideal for outdoor meals. 2 m from the loggia, opposite, always along the pavement of the house (accessible to the disabled), is the barbecue corner with sink, worktop and grill. The second loggia of about 25 sq. m., ideal for romantic candlelight evenings in the colder months of the year, has recently been closed in on all sides with state-of-the-art fixtures, heated and furnished with a comfortable five-person hydromassage tub, equipped with chromotherapy and music to enjoy the splendid view over the Casentino Valley. 30 m from the entrance to the villa, there is a large swimming pool (5 x 12 m) with a Roman staircase, entirely paved and equipped with a shower accessible to the disabled. The solarium is equipped with a pergola with sofas and a card table, sun loungers, chairs and umbrellas. The panorama is splendid, with views of Poppi Castle and the Sacro Monte de la Verna. Opposite, there is a playground for children and adults with ping pong table. Part of the property is a park of oaks, chestnut trees, holm oaks, acacias and centuries-old pines, in which every season involves guests in an embrace of colours, scents and fruits, and where it is possible to feel truly at one with nature in a direct, simple and true relationship. Crossing the park, where one can spot wild rabbits, squirrels, barn owls and buzzards, one arrives in front of the villa in its dominant position overlooking authentic pictures of the Casentino Valley: the Sanctuary of Verna to the east, the medieval castle of Poppi to the west, the Pratomagno chain to the south, and the thousand-year-old Casentino forest, now a National Park, to the north.The villa covers an area of 140 square metres, divided into three elegant rooms with private bathrooms, a large living room and a kitchen. The main entrance on the left leads into the large living room, furnished with period sofas, a fireplace, satellite TV and a game table. For lunches to be eaten inside there is an extendable table set near the stone wall. Adjacent to the living room is the kitchen equipped with electric oven and microwave, electric hotplate, four-burner cooker, cooker hood, sink, dishwasher, fridge and freezer and direct access to one of the two loggias. To the right of the main entrance, there is a room accessible via a sliding door even for the disabled, and a private bathroom with a window, equipped with a washbasin, toilet, bidet and a shower directly on the floor accessible to the disabled. The technical room with washing machine is also on the ground floor. In front of the main entrance is the convenient wooden and wrought iron staircase with fifteen steps leading to the first floor. On the left is a large 20 sq.m. room finely furnished with antiques and provided with a private bathroom with window, shower, washbasin, bidet and toilet. On the right is a large 28 sq. m. room elegantly decorated and furnished with antiques, also with a study corner. The room leads to the large bathroom, which has a window, corner bath, bidet, washbasin and WC.The Adriatic Sea is approx. 90 minutes away and the Tyrrhenian Sea approx. 120 minutes by car. It is possible to bathe in the lake, which is approx. 1.5 km from the centre of the village of Pratovecchio, or in the Arno river. Excursions can be made to the Poppi zoo park, the Verna Sanctuary, the Camaldoli hermitage and the Casentino national forest park. Florence is an hour's drive away, Arezzo is 40 minutes and Siena 90 minutes. From Arezzo it only takes an hour and 5 minutes to get to Rome by fast train, so day trips to the capital are also possible.Here, past and present merge to let guests share what Nature has in it and what man has humbly recognised and preserved.
