The ROOMS needs a finca on Mallorca - we were absolutely sure of that. To be honest - we had NO IDEA what to expect on Mallorca, which houses would actually appeal to us and what we should look at until the time came. Firstly, we did our homework online, got an overview - spoke to nice and competent estate agents and disinterested busybodies - it was all there. And in retrospect, we quickly found ROOM NO 8, although we didn't realise it at the time. VILLA or FINCA - that's the question here: in other words - shopping, beach and bars within walking distance - but high life and partying in the neighbourhood every day from morning to night - even when we want our peace and quiet? Or - loosely based on the motto - half the size of the Ohlsdorf cemetery, but twice as dead? A mixture of the two would be ideal - loosely based on Tucholsky - the plaza to the front, the Mediterranean to the rear - that would be it...

What are all these advantages?
A large, ingrown plot within a gated urbanisation.
Plus a saltwater pool in which you can actually swim, a sauna and outdoor facilities so well maintained with daybeds, loungers, lounges, large covered and open terraces that any beach club would be envious.
A well-maintained, modern house with an energy efficiency class B and no scruffy finca, no wannabe conversion - the house presents itself as a classic, in an absolutely successful architecture that is truly unrivalled.
The bedrooms are all air-conditioned, the open, loft-like living/dining room has ceilings up to 7.50 metres high. The bathrooms each have walk-in showers, 3 of them even have a bathtub. In the kitchen you will find both gas and induction hobs, plus of course an oven, steam cooker and a fully automatic coffee machine - all from Siemens. And the barbecue - a large gas barbecue is located on the covered terrace. For the ingredients and the cool drinks, there is of course a large double-sided fridge-freezer combination - if you want to make your own ice cubes... Plus classic bar equipment. We open the bar at the start of the season with a selection of drinks to suit our taste. Over the summer, our guests then bring in what they have drunk themselves and what they love but are perhaps still missing. Then the bar is handed over to the next guest and so on. This is what we call give and take... where everyone leaves their own personal calling card - pure, mixed, as a cocktail or ice-cold on the rocks.
Speaking of ice - if it should actually get a little colder, the underfloor heating provides cosy warmth - or you can light the open fireplace - just as you please.
The furnishings match the modern style of the finca, the colour scheme is calm and the style is minimalist. A mixture of warm wood tones, large-format, light-coloured tiles - combined with glass and steel. Beautiful, unique pieces that we have found stand alongside design classics that are pleasing to the eye, calming and refreshing at the same time.
The pool terrace invites you to relax and linger all day - either under cover for shade or by the pool for sunbathers. Make yourself comfortable on the loungers and daybeds and have a good time. You deserve it.
If you want to use the sauna in the upper area, there is a small surcharge for electricity. At the end we will read the bill and invoice you for your consumption.
Special features

Tip III: Mallorca is not only a dream island in spring and summer - even in autumn and JAAA even in winter it is (mostly) sunny and beautiful here.
October and November means - a lot less people on the beaches (ok - evil tongues claim - at this time of year the pavements are folded up...) - we love exactly that. No hustle and bustle, no looking around - who am I and if so how many - in the restaurants that are (still) open and the best comes at the end - warm water for swimming until well into November.
December to March means peace and quiet - lemon and orange harvests (then almond blossom in March) and, correctly, it can also rain - it has to at some point with around 300 days of sunshine a year.
Thanks to the holiday rental licence for 10 people, 2 families can comfortably spend their holidays here, relax and simply have a good time.

We would like to welcome you and your family to Finca Es Reco. We have furnished the finca to our taste and hope that you will feel as comfortable there as we do during our holidays! We are delighted that you have chosen our house for your stay in Mallorca and we want you to have a wonderful, carefree and relaxing holiday. We therefore endeavour to clarify everything in advance and prepare everything for you as best we can.

In order to make your stay as pleasant as possible, we kindly ask you to take note of the following information or provide us with any additional information you may require. Claudia Persch will then contact you to discuss the details, also via WhatsApp. You will need approx. 45 minutes from the airport to the house. Check-in is generally possible from 4.00 pm, or by arrangement. Check-out should take place by 10.00 am. Other times are only possible by prior arrangement.

Arrival:

The travel directions should have been sent to you via the agency. A little further down in this document you will find a detailed journey sketch.

In front of the gate, enter the code A8080B for the gate and drive up the hill to the small turning roundabout. Our finca is the last one at the top. Es Reco (2nd gate from the right).

Here is some important information for your stay:

Please note that the pool towels are not changed during the intermediate cleaning (stays of 8 days or longer), but can be cleaned by you as required in the available washing machines/dryers. For reasons of hygiene, please do not take them to the beach. They are only intended for use on the grounds of the finca.

Our pool is operated as a skin- and child-friendly saltwater pool. We do not use strong chlorine additives. It is therefore particularly important to minimise contamination from sun creams, otherwise additional chlorination cycles are necessary in the hot summer months, after which the pool should not be used for 2-3 hours.

You will find free W-LAN in the house, which has a download capacity of 7000Mbit.

The provision of internet access also has to do with trust. We therefore ask you to ensure that you do not use any illegal streaming services or access any other illegal content. If we are subsequently charged here, we expressly reserve the right to
take recourse. Should we be prosecuted in such a case, we will pass on the customer data.

Deposit: (see rental agreement)

Dear tenants, please note that items such as security deposit and tourist tax are indicated in the presentation as payable "on site". Unfortunately, for organisational reasons, these cannot be collected in cash "on site".

We therefore ask you to transfer these costs directly and in good time, at the latest 2 weeks before your arrival, to the following bank account with exact details!

If, as in most cases, there is no reason for complaint after your departure, the deposit will be refunded promptly after your departure.
Please note: The gas barbecue is not part of the final cleaning and must be cleaned by you.
Any costs for a subsequent basic cleaning of the barbecue would otherwise unfortunately have to be offset against the deposit.

The deposit is intended as security for any damage or significant soiling of the house by guests (such as the gas barbecue). Unfortunately, it happens from time to time that other people's property is not treated with the same care as your own. If damage is caused and this is settled via a liability insurance policy, the deposit will initially be retained in the estimated amount of the damage until an irrevocable declaration of acceptance of the damage has been received from the insurance company or the damage has been settled. In the event of significant soiling, we also reserve the right to charge the deposit in the amount of the anticipated additional cleaning costs (see Cleanliness in the finca).

Tourist tax: (see rental contract)

The government of the Balearic Islands levies a seasonal and age-dependent tourist tax per night and per guest. We have to pay this tax to the authorities and are obliged to collect it from guests at check-in.
The Eco-Tasa applies to all guests aged 16 and over and amounts to
in the period 1 May - 31 October per person/night
in the period 1.11.-30.4. per person/night
from the 9th night a reduction of 50% for the following nights applies for all periods
to transmit the number of persons, their age and the identity of the main booker to the tax authorities. For this purpose, we must report the identity card of all persons to the police in advance. You are also welcome to send us this photo in advance together with the police registration form by e-mail.



Police report:

Due to the new tourism law of the Balearic government, we are unfortunately forced to collect certain data from every guest over the age of 16 and report it to the nearest police station within 24 hours of arrival. This means a disproportionate administrative burden for us. We would like to point out that we are also obliged to keep this data in written form for 3 years and to present it on request in the event of an inspection. In order to minimise this effort and not delay the check-in process unnecessarily, we ask you to complete the form in advance and send it to us by e-mail.


Cleanliness in the finca:

Our service team ensures perfect cleanliness when cleaning the finca before your stay. Should you notice anything that does not meet our standards, please let us know.
Please note the following points:
- There is a rubbish container at the gate at the bottom of the street for any rubbish.
- Empty bottles/glass, paper/cardboard and plastic/metal packaging can be disposed of in the container behind the "El Bosque" restaurant at the roundabout
- Please avoid leaving food or foodstuffs lying around unpackaged, as this can attract bugs, ants and other vermin
- Depending on the season, ants may appear on and in the house, as the house is located in the middle of an intact forest, in this case react locally with traps or spray

Wellness:
Sauna
The sauna is available for use on request. Please let us know before your arrival. The terrace of the sauna house can also be used without booking the sauna.
The extra costs are

- One-off service charge incl. final cleaning and infusion oils per stay
- Consumption-based electricity billing on the basis of KWh after reading the electricity meter of the sauna house at check-in and check-out.
